The Clean That Decides Whether You Hand Over On Time

Post-construction cleaning is the last thing on the schedule and the first thing to sink a handover. Drywall dust settles into every horizontal surface and every vent; adhesive residue, paint spatter and sticker glue sit on glass and fixtures; and a punch-list walkthrough with a general contractor or building owner turns into a list of cleaning failures instead of construction ones. Getting it right is a specialty, not an extension of routine janitorial work.

We work in the three phases the trades expect. The rough clean happens once framing, drywall and mechanical are largely done: gross debris removal, sweeping, and clearing the site so finish trades can work safely. The final clean happens after finishes are installed: detailed dusting from ceiling down, window and glass cleaning, fixture and cabinetry detail, appliance interiors, and floor care matched to the surface. The touch-up clean happens immediately before handover or move-in, catching the dust and fingerprints the last few days of trade traffic put back.

Dust is the technical problem. Drywall and concrete dust is fine enough to stay airborne for hours and to re-settle after a surface has been wiped, which is why buildings that were 'cleaned' still look dirty on walkthrough day. We work strictly top-down, use HEPA-filtered vacuums rather than shop vacs that exhaust fines back into the room, wipe with damp microfiber instead of dry dusting, and clean vents, returns and light fixtures rather than leaving them as reservoirs that re-dust the room a week later.

Surfaces get the treatment they actually require. New tile gets grout haze removal. Sealed concrete gets scrubbed rather than stripped. New vinyl and VCT get an initial clean and, if specified, seal and finish coats. Glass and mirrors get razor-safe residue removal where the manufacturer allows it. Stainless gets cleaned with the grain. Getting this wrong on new finishes is expensive, so our crews are trained on what not to do as much as what to do.

Scheduling is the other half of the job. We staff to the handover date rather than to a fixed crew size, coordinate directly with the superintendent, and work nights or weekends when the trades are still on site during the day. For phased projects we clean floor by floor or suite by suite so occupancy can start while the rest of the building finishes. Whether it's a tenant improvement, a new build, a renovation or a single suite turnover, the objective is the same: the space passes walkthrough the first time.

What's the difference between a rough clean, a final clean and a touch-up?

A rough clean happens after framing and drywall — gross debris removal and sweeping so finish trades can work. A final clean happens after finishes are in: detailed top-down dusting, glass, fixtures, cabinetry, appliance interiors and floor care. A touch-up happens right before handover or move-in and catches the dust and fingerprints from the last few days of trade traffic. Most projects need all three.

How long does post-construction cleaning take?

It depends on square footage, finish level and how much debris the trades leave behind. A small tenant improvement can be a single overnight shift; a multi-floor build can run several days with a larger crew. We staff to your handover date rather than a fixed crew size, so tell us the deadline and we build the schedule backwards from it.

Do you remove construction debris and trash?

We remove the light debris, packaging, protective film, stickers and dust that come with a finish clean, and we bag and haul it to your on-site dumpster. Heavy demolition debris, hazardous material and anything requiring a dumpster pull is the general contractor's scope — we'll flag anything we find that falls outside ours.

Can you work nights and weekends around the trades?

Yes, and on most projects that's what we do. Working after the trades leave means we're not cleaning surfaces that are about to get dirty again, and it keeps the site clear during working hours. For phased handovers we clean floor by floor or suite by suite.
